Keys. Your keys will be given to you on arrival and must be
returned on the day of departure.

Deposits. When making a booking 6 weeks before your holiday,
you are required to enclose a deposit payment of one third of the
total cost. Deposit payments are non refundable. Bookings made less
than 6 weeks before must include payment for the total cost of your
holiday. This payment is non refundable.

Final Payments. The balance due is payable 6 weeks prior to
your holiday.

Cancellation. We highly recommend that you take out holiday
insurance. If you wish to cancel your holiday, the balance due will
remain payable on the due date. We will try to re-let the holiday and
if successful we will refund the balance, less a handling fee of
£30. Deposit payments will not be refunded. If your
accommodation is unavailable for reasons beyond our control, a total
refund will be made. No further liability will be accepted.

Arrival and Departure. You are welcome to arrive after 4.00pm
on the day of your arrival. Please ensure you are ready to leave by
10.00am on the day of your departure in order that we may prepare for
incoming clients.

Damage. You will be responsible for any damage to the property
and for any breakages therein. A returnable deposit of £50 will
be requested with final payment as insurance for any damage that
might occur. Please leave the property in a clean and tidy condition
on your departure.

Liability and Service. The owners do not accept liability for
the interruption of electricity and water supplies and for the
quality of water supplied. Mechanical goods within the property are
kept in good working order. Refunds will not be available for any
failures during your stay and every effort will be made to make
repairs. The number of guests is not to exceed that on the booking
form and additional guests are not permitted. The owners accept no
liability for personal injury to guests and their personal property.
The owners will ask any party to leave immediately if they are not
complying with the booking conditions, are causing disturbance to
neighbours or displaying conduct detrimental to the property.

Pets. Dogs are welcome provided that they are under control at all times. As a farming area dogs must not be allowed loose due to sheep and lambs etc. No pet is allowed in the upstairs or on the furniture at any time. Guests must be responsible for cleaning pet hairs, mess etc. and accept responsibility for cleaning bills if required. A dog 'sleeping crate' is available if required. No dog must be left unattended in the cottage or grounds at any time
